A very rare opportunity to acquire a classic "Hobbit House" set amongst around 80 Acres of predominantly mature and semi mature Ancient Oak Woodland with a river boundary in the valley bottom. In addition to the house, which incidentally is full of character and very cosy, there is a beautiful stone workshop within a short walk to the house, which itself has a shower room and full workshop facilities.
Up in the top part of the woodland there are also 3 further Round Houses of varying sizes which previously have been used for leisure and educational purposes.(indeed the owner is still paid by Carmarthenshire County Council to allow Woodland Activities for local school children here)
Built in 2005 the house uses a generator with a very large battery pack and inverter for electricity, water is via a spring in the woods and our client uses a dongle on his laptop for internet usage. Heating, as you would expect is via a woodburner.
Lots of future possibilities with this one and perfectly suited to nature lovers or woodland based businesses.
Located on the "old" road (now the new bypass has been built) between St Clears and Tenby at a small hamlet near New Mill. Itself a short drive to the beaches at Pendine and Tenby.
The site is easily accessible off the highway and a stone vehicle track runs all around the site (originally costing thousands of pounds to put in).
In harmony with its surroundings, accommodation briefly comprises:
With kitchen/dining area, window overlooking woodland.
With solid fuel stove, window overlooking the woodland, staircase to mezzanine.
Current owners use as a sleeping area with study area beneath.
With wooden flooring, large enough to sit out, useful storage space.
An attractive building with large workshop area, shower area with WC and wash hand basin. The workshop also has a first floor area.
Of varying sizes - and could be used for a variety of uses, including further recreation, get-togethers, barbeques or storage.
Amounting to some 79.29 acres of ancient oak woodland with access tracks through, parking for several vehicles and with grassy woodland glades. A lovely place from where the natural environment can be enjoyed. There is also a pretty river boundary
This Hobbit House was built in 2005, which is now 15 yrs ago. The general "rule of thumb" on properties of this type is that if no enforcement action is taken within 10 yrs of habitation then enforcement AFTER 10 years is not normally possible. We suggest taking appropriate professional advice in this matter to establish exactly the current position.
Our client has documentary evidence of the building being in existence and being used from 2005.
It should therefore be possible to now obtain a "Certificate Of Lawfulness" for the Hobbit House from the Council, indeed our client is currently considering such an application in due course.
On the 8th March 2001 our client registered the site with the National Assembly Of Wales as a smallholding under Agricultural Holding Number 55/083/0237
From Carmarthen, take the A48 to St Clears. At the roundabout, take the first exit onto the A477 Tenby Road. Go past The Savoy Country Inn and continue for 1 mile. Turn left on the old A477 road (sign-posed Llanddowror). Proceed through Llanddowror village and after about a mile the Old MIll wood yard and Cafe are on your right. Opposite is a turning signed to New Mill going over a stone bridge. Take this turn and the entrance to the woodland is approx 20 metres further along on your right-hand side. Turn in and take the main track (not the sharp turn to your right but straight on) and go up till you see cars and house.
Viewings: Strictly by appointment with the agents, The Smallholding Centre.
Services:Private Water, Generator for electricity, wood heating, private drainage for Workshop Shower Room.
