Cwm Tawel Lodge Reservoir comprises approx. 112 acres of woodland in the Gwili Valley just outside Carmarthen. It consists of mainly broadleaved woodland, the majority being oak. Within the wood, there is also a disused reservoir, now drained providing open space but with the potential to at least partially refill if desired.
Within the land there are a number of natural springs and a watercourse providing plenty of water. This offers scope for generating hydro-electricity subject to consent.

The property also comes with a large 80' x 40' 2 storey barn which is ideal for business use. There is also loads of hardstanding suitable for lorries and equipment.

Access to the land is taken care of by a number of forest tracks. These are plenty big enough to provide vehicular access.

This property offers huge potential for a range of business activities. Whether for processing timber or providing a venue for paint balling or pony trekking, it is easy to get to, being under 4 miles to the centre of Carmarthen town with it's railway station and access to the A40 and on to the M4.

The Outbuildings
Within the woodland there is a large 2 storey barn measuring approx. 24.4m x 12.2m (80' x 40'). This has large doors to allow vehicular access. Upstairs there is a large workshop area. The barn is powered by a new 11kW generator.

To the front of the barn there is lots of hard standing to provide parking and turning for lorries and equipment.

The barn and yard are surrounded by the land and so are not within plain view of anybody. Equipment could therefore be stored in relative safety.

The Land
In all the property extends to approx. 112 acres. The majority of this is woodland, all broad leaved and most of that is oak. Some of the wood is steeply sloping. The wood offers a good source of timber as there is plenty which could be thinned to produce wood for building bespoke kitchens etc., if desired.

There are several access roads in the woodland allowing vehicles to get around.

There are also springs and water courses within the land. There is plenty of fast flowing water which would suit use for a small scale hydro-electric scheme to generate electricity.

In the centre of the land is a disused reservoir once used to provide water to Carmarthen. This is now empty and has reverted to open grassland. However, if desired it might be possible to refill a portion of it to provide a lake.

The land is ideal for a wide range of leisure activities like paint balling, camping, pony trekking etc. etc. The land backs onto, at the very top end, the golf course and from front to back, the land extends for about a mile, with all the tracks on the land, this probably equates to several miles of tracks to explore / ride.
