The Outbuildings

It is two storeys with a good beams and floorboards on the upper floor. Overall, the barn measures approx. 14.75m x 4.5m internally (48' x 14'9) It has its own garden space to the rear, away from the house and also separate parking, again away from the house.
On the end of the barn is a lean-to car port.

At the top of the yard, at right angles to the main house is the second stone barn. This has been converted into an art studio and work space to one end and a small overspill suite on the other providing guest or perhaps separate teenager accommodation.
The main studio measures 6.45m x 4.35m (21'2 x 14'3). It has a mezzanine storage loft over one end. To the other is a log burning stove. It has a slate tiled floor and a range of fitted shelves. The vaulted ceiling incorporates 4 roof lights providing lots of daylight.

The Land
The land is located on two sides of the house and yard. It is a mixture of grazing and woodland. Some of the woodland is quite steep, but most of the grazing is gently sloping. It is roughly split 50 / 50 with the whole of the property extending to 11.6 acres. There is a small wildlife pond on the land. In the corner of a large garden is a poly-tunnel and a young orchard. We are advised that no chemicals have been used on the land for the last 22 years.

The woodland is a mix of mature deciduous trees and some regenerative wood. There are areas which could be cleared up to provide extra grazing if required.

To the South of the land is the lane and to the North is an old railway track, now long disused.
