Tir Walter is a 20 acre smallholding featuring a 3 bed farmhouse plus a range of outbuildings, a mix of traditional and more modern. The older buildings and the house are laid out on three sides of a yard forming a U shape. One of these barns has planning permission to convert it to a 2 bed cottage. The second barn would also, subject to consent, be suitable for conversion to a further let if desired. The land is a mix of sloping pasture and sloping (some steeply) woodland.

The smallholding is located close to the village of Brechfa. This is a popular destination for mountain bikers due to its extensive network of graded trails through acres of adjoining forestry. It is also only 6 miles or so from Carmarthen and within easy reach of the M4.

The property sits above and set back from the road. A driveway leads up from the road into a parking / turning area in front of the cattle barn. From here, a gate leads into the area to the front of the house and stone barns. This area provides plenty of hard standing.

To the front of the house is a small walled courtyard garden.
To the rear of the stone barn with planning permission is a further area which, when cultivated, will provide a private garden for the cottage away from the main house.

The Outbuildings
To the front of the house and forming two sides of a yard area are two stone outbuildings.
One of these (marked A on the aerial photo) has permission for conversion to a 2 bed holiday cottage. The main part of the barn measures
approx. 10.65m x 4.45m (35' x 14'7). An extension on the rear of the property has been started which has secured the long term planning status. Adjoining the end of the building is a lean-to which is intended to be incorporated into the cottage. This measures approx. 4.8m x 2.25m (15'9 x 7'5)

Facing this barn is a second stone barn (B). This also has conversion potential but there is no planning in place for this building. The barn is divided in two and measures approx. 6.6m x 4.45m and 4.35m x 2.35m (21'7 x 14.7 and 14'3 x 7'8). There is a storage loft over the smaller section. Adjoining the end of the building is a lean-to measuring approx. 4.65m x 1.85m (15'3 x 6').

To the rear of this second barn, there is a barn (C) with concrete floor, currently used as a workshop and measuring approx. 8.7m x 6.05m (28'6 x 19'10) with power connected.
To the far side of this is a further hay barn with lean-to (D) measuring in total approx. 11.5m x 7.8m (37'9 x 25'6). With power connected.

The Land
The land lies to the rear and one side of the house. It is a mixture of pasture and woodland.
The pasture, which is all sloping amounts to approx. 16 acres.
The wood, much of which is steep mature woodland, amounts to approx. 4 acres.

In addition there is a fairly large area of land to the rear of the barn with planning. This has been largely left to its own devices.

There is very good access to the land with tracks leading into the various enclosures which are suitable for tractors, quads etc.

One of the enclosures of pasture also contains a small vegetable plot with polytunnel.
