Full description

Rhiw is a 3 acre smallholding comprising a detached, traditional 3 bed house in need of some modernisation, along with a range of useful outbuildings. There are good sized vegetable and fruit gardens, although most of the beds have been covered and left dormant for now. There are also two enclosures of pasture, which have been left for a year or so.

The smallholding is located in a rural location on a country lane, but there is easy access to local market town of Newcastle Emlyn only 10 minutes drive, which has everything for day to day life including schools, doctors etc.

The Cardigan Bay coast is also within easy reach and Carmarthen is approx. 30 minutes by car.

The property sits above a single track country road. There are two driveways into the property, one running past the front of the house and one running in at the rear behind the gardens. Both drives lead into the yard to the side of the house. From the yard, there is access to the outbuildings, gardens and land.

To the rear of the house, there is a good sized area of garden which is mainly grass. This is bounded by the rear entrance drive to the property and is gently sloping.

The main area of garden lies to the front of the house and yard and is bounded by the road. It consists of a number of vegetable beds (all covered as they are unused at present), soft fruit beds with plenty of productive bushes and a range of shrubs. The gardens include a greenhouse and a nissen style block and corrugated shed suitable for wood storage etc. There was previously a poly tunnel and the area where it stood is ready for a new one to be put in its place.

The Outbuildings
The outbuildings are all accessed from the yard and stand to the side of the house. The outbuildings include:

A pair of block built stables, each measuring approx 4.4m x 3m (14'5 x 9'10).
Attached to the end of the stables is a further block built building of approx. the same overall size, suitable for storage, etc.

Next to the stables is a small block built store shed.

Beyond this is an 'L' shaped barn comprising:
Implement Store 6.9m x 4.8m (22'7 x 15'8)
Hay Barn 6.9m x 5.15m (22'7 x 17')
Lean-to 6.9m x 3.3m (22'7 x 10'9)
Livestock building with gates to make a variety of pens 11.25m x 4.85m (37' x 16')
Store Shed 3.65m x 3.55m (12' x 11'8)

Below the yard is a nissen style shed of block and corrugated construction, ideal for wood store etc.

Finally, close to the house is a block built potting shed.

The Land
The bulk of the land lies on two sides of the yard, to the rear of the outbuildings. It is flat and gently sloping pasture and has been unused for a few months now.

There is approx. 2 acres of pasture land, the entire holding extending to some 2.98 acres.
