A small 2 bed bungalow in a quiet rural position, well off the beaten track. Hafod y Coed offers 2 bedrooms, bathroom, kitchen, lounge, living room and conservatory. EXTERNALLY

The property is approached via a long forestry track leading off a country lane. The track initially runs through the forest but then leads out into open countryside. The track leads past Hafod y Coed to one further property just further along. From the forestry track, a gate gives access to a large parking area at the side of the bungalow. The track is of good quality and is perfectly usable by normal cars.

To the rear of the bungalow is a large sloping garden, perhaps ½ an acre in total. The garden is laid mostly to lawn, but contains a range of fruit trees and other shrubs. To the top of the garden, by the bungalow, is a vegetable and soft fruit garden.

To the opposite side of the bungalow from the drive is a small timber block of two STABLES with further FIELD SHELTER to the side. Here there is also an old static caravan.

The Land

The bulk of the land is just back down the track, perhaps 200 yards. The land is mostly flat and gently sloping and has been separated into 4 enclosures.

In the middle of the land is a small YARD. This is sheltered and well hidden from the track. The yard contains a TIMBER STABLE BLOCK and a HAY STORE.

To one side of the largest enclosure is an area of some 2 acres, which is rougher wetland and includes a pond. This is left as a wildlife habitat, but can be used by livestock in the summer. The land is surrounded on all sides by open countryside. Other properties are dotted around, and most have horses. There is extensive outriding all over this area, both in forest and in the open.

SERVICES

Mains Electricity.  Private Water.  Private drainage.  Solid-fuel central heating.
