EXTERNALLY

The property sits on a track which runs from a minor country lane. The actual house sits slightly above the track, a concrete drive leading up to the side of the property and giving access to a car port at the rear.

To the front of the house is a garden laid mainly to lawn. To the rear of the house steps lead up a bank to the old vegetable garden. This needs some work to bring it back to use, but it is well sheltered and there is a greenhouse and a block built shed.

To the opposite side of the house to the drive is a further sheltered ‘secret garden’

The Buildings

In the main, the buildings are situated around a yard which lies below the house. These consist of:

There is plenty of concrete hard standing in the yard and to the front of the hay barn. In total, these extend to approx. 1½ acres

In addition to the yard, there is a further 3 car GARAGE (25’ x 15’) and a block built WORKSHOP (16’ x 9’) closer to the house.

There is also a STATIC CARAVAN suitable for overflow accommodation sited below the house and standing in its own garden area.

The Land

The house and buildings are set within the land. The land consists in the main, of flat or gently sloping good clean pasture. One enclosure is more steeply sloping and this connects the lower land with the upper land. The fields are well fenced and there are mature hedges at the boundaries. In total, the land extends to some 54½ acres.

There are three small areas at the corners of fields which have been planted up into woodland using indigenous species and these amount to approx. 1/2 acre in total. In addition, there is approx. 1 acre of mature mixed woodland by the a small river which runs through the land.

In one of the lower fields is the old mill pond.

The aerial view taken a few years ago gives a good impression of the layout of the house and yard which remains unchanged.

This holding lies in a peaceful rural location outside the village of Beulah which has a primary school and Post Office. From Beulah, the popular seaside village of Aberporth is only 4 or 5 miles. The market town of Newcastle Emlyn lies approx. 5 miles in the opposite direction. Emlyn offers everything required for day to day life including doctors’ surgery, banks, secondary school etc.

Please note that a bridle path follows the track through the yard and a footpath crosses some of the land and joins the bridle path.

SERVICES

Mains electricity and water. Private drainage. Oil-fired central heating.
