EXTERNALLY

The property is approached from a minor lane. There are two entrances. One a driveway which leads from the road and gives access to the workshop / CCCL site, the other a gated entrance at the side of the house giving access to the courtyard.

To the rear and side of the main house there are extensive gardens, laid mainly to lawn, but including a private patio area, a pond and a variety of trees and borders.

The Buildings

In addition to the cottages there is a range of other outbuildings all of which form a large block and all of which are modern. These include: GAMES ROOM 10.2m x 6.4m (33’6 x 21’) available for use by those staying. Next to the games room is a block containing a WC and SHOWER and a LAUNDRY ROOM for those staying on the CCCL site plus a STORE for bikes etc and a LOG STORE

Behind these is a large WORKSHOP 9.75m x 6.7m (32’ x 22’) and including large access door. This is attached to a GENERAL PURPOSE BARN 25.3m x 1.8m (83’ x 42’) currently used for motor mechanics and storage.

Attached to the barn is a further lean-to WOOD STORE

The Land

The land, which extends to approx 9 acres is divided into three main enclosures. The land used for the CCCL site lies behind the workshop / barn and is gently sloping. It includes a water tap and chemical disposal point.

Across the drive from the house lies a second enclosure. This is divided into an area of pasture and a sizeable vegetable / soft fruit garden and includes a poly-tunnel. This is bounded to one side by a small river.

The final enclosure lies across the lane from the property and is a single large enclosure of pasture, again bounded on one side by a small river.

SERVICES

Mains electricity and water are connected. There is private drainage including a newly installed system for the cottages / camp site
