A substantial 3 bed detached house along with 2 stone ranges with planning permission for conversion to 3 holiday lets, set in approx 7 acres of land. One of the barns has undergone partial conversion, whilst the house requires some modernisation and offers scope for the addition of extra rooms in the large attic. Set in a very rural location but within easy reach of the coast.
A substantial detached house, probably built in the early 1900s with a distinct appearance and offering plenty of space for a family, but also offering the scope to extend into the roof space, thus providing scope for B&B etc. The house has some nice original detail, but would benefit from some further modernisation, for example the kitchen is a little dated, and whilst the plumbing and radiators are in place, there is no central heating boiler! Double glazing has been installed.
The accommodation, with approximate dimensions, comprises:
GROUND FLOOR
PORCH
HALL 2 radiators, quarry tiled floor.
LOUNGE 4.57m x 3.65m (15’ x 12’) Stripped wood floor, original tiled fireplace and newly lined flue, radiator, window to front.

LIVING ROOM 9.25m x 3.5m (30’4” x 11’5”) The room contains two fireplaces – 1 working and with original bread oven the other, now with no chimney, houses an original Range. Beamed ceiling. 3 windows to side, 1 window to front, quarry tiled floor.

INNER HALL Walk-in pantry, understair cupboard, quarry tiled floor.
KITCHEN 3m x 3.15m (9’10” x 10’4”) Quarry tiled floor, back door, electric cooker point, range of base units, stainless steel sink, plumbing for washing machine.

Ideally, the pantry, inner hall and kitchen would be knocked into one much larger kitchen

EXTERNALLY
The property is approached from a minor lane via a gated driveway leading up to a GARAGE and on to the side of the house. There is a gravelled area to the front of the house giving plenty of parking space. Before reaching the house, a fork form the drive runs along the front of one of the stone barns.
To the front of the house and running round the opposite side from the driveway, there is a large lawned garden. There is further garden to the rear of the house.
The Buildings
The property comes with two stone barns, both with detailed planning permission for conversion to holiday lets. One will convert to a single unit, one will convert to two units.

BARN 1is a small detached barn standing at right-angles to the house. The plans for this are to create a 2 bed 2 storey cottage. A good deal of conversion work has been done on this including new roof, glazing and chimney, to ensure the property stays dry. The old floor has been removed and the floor has been prepared for concreting. The second floor has been started, but the vendor has not completed this in case a new owner would prefer to have only half of the available space made into an upstairs, rather than all of it.
Currently the barn consists of one main room of 2 storey height 7.4 m x 4.9m (24’ 3” x 16’1”) plus a further single storey room to the rear 5.65m x 2.15m (18’6” x 7’1”). These will provide a kitchen and living room downstairs with 2 beds and a bathroom upstairs.

BARN 2 lies at right-angles to Barn 1 and is the other side from the house. This is a much longer stone range which will create 2 single storey 2 bed units. The roof on this barn has been made good to keep it dry, but no real work has been carried out.
Behind these two barns stands an old corrugated open hay barn. If this was removed, then the lets could have additional garden space, away from the house.
The Land
The property sits within the land, which is in 4 enclosures. The land is flat or gently sloping. Some of the land is of good quality, some improvable and some is wet and would be ideal for creating a lake. The land is bordered on one side by a small river.

In all, the holding extends to approx. 7 acres.
There is the possibility of purchasing some additional land (up to approx 8 acres) by separate negotiation
SERVICES
Mains electricity is attached. Private water and drainage.
